COMMERCIAL PROPERTY LEASING
GAINFUL USAGE
Leased Shops and Warehouses must be used productively to the benefit of the municipality.
This will involve opening its doors towards a purpose, be it hospitality, entertainment, trade, or alternative enterprise.
The plurality of the property must be dedicated to purposes beyond habitation, not to include healing services.
Possession of a commercial lease will confer an effective trade license for business conducted within on behalf of the leaseholder or their organization.
Businesses seeking to host gambling or dueling must obtain prior approval of the guard and will be subject to additional tax considerations.
SUBLEASING
Leased Shops and Warehouses may invite additional commerce to be conducted on the premises.
Leaseholders remain responsible for all business and activity occurring upon the property.
Proceeds from subleasing may not exceed the cost of total property rent.
DISUSE
It is expected that properties will conduct open business no less than four times monthly on average, to take place during, but not exclusively to, hours of commerce.
Openings must be advertised either through signage or posted notice.
TRANSFER
Leases may not be sold or traded without oversight and approval of the guard.
Lease assessments will be conducted at the discretion of the guard.
Leaseholders must be law-abiding and in good standing within the municipality.
Properties must be well-maintained, decent in presentation, and present no disturbances.
There will be no tolerance for the harboring of criminals or criminal activities within.
Undesirables will not be permitted without written authorization from the guard.
Leaseholders determined to be negligent will be issued a notice and must correct outstanding issues within two weeks or the lease will be revoked.
Recurring infractions will be subject to review and may result in lease termination.
Leaseholders are encouraged to write to an officer of the guard should there be any hardships resulting in the failure to maintain the above standards.
