Spell Suggestion - Wall Passing (unofficial)

Passing through walls: something which can be just as useful for scouting, fleeing or horrible being caught by a terrible monster... if it’s not already a slime squeezing it’s way under the door. Can it be done with EE? Would it be balanced? Who would have access to it...?
The basic idea is to allow a creature to pass through a certain thickness of a solid object in its way, so not all the walls could be passed, though it would still allow to pass through doors for example (except the ones for transitions). Although this could create a large amount of... well, metagaming, if not bugs (2B discussed). And if it’s a strict thickness one could pass through, would feats such as empowered spell work on it (I.e. add 50% to the thickness one can pass through)?
As much as I picture it, it could be counted an Illusion or Transmutation spell since it would alter the caster’s physical properties. Does the caster simply pass through, or would he receive damage upon passing a wall from the resistance/friction between himself and the material? Would he gain partial concealment? Etc.
What other spells could be compared or used alongside this? I would say Ethereal Jaunt, this latter’s description specifying one cannot go through walls and door while under its effect (though one could still see it with See Invisibility). Could it pass through magical Walls (Dispell/Fire)? To that I would say no, although spell resist can already block the damage/effect of those already.
The ones who would have access to it would likely be wizards/sorcerers, if not clerics of a certain domain. Maybe some prestige class like Monster Hunter? Although if the spell grants concealment, it would probably be for 4th-5th circle (higher for clerics) to be fair to Displacement/Improved Invisibility. I haven’t really found any comparison for DnD spells, but I’d vaguely give it a duration of a turn + 1 round/lvl.
Will gladly take all advice and specified adjustments. Apologize in advance if this suggestion doesn’t follow the Dev Team’s pattern (as I’ve been warned for feats before).

I remember reading in PnP there would be these kind of spells to make a temporary doorway in a wall appear, too -which would essentially fill out a similar function. I don't know how feasible that would be to implement in game but definitely something to think about.

Essentially this would require a complete rebuild of many, many server areas, since things are generally build to keep players out of certain areas, without expecting them to get through locked doors or thin walls. (e.g. Castle Ravenloft, faction areas in general, and so on.) It's why Ethereal Jaunt won't let you go through a locked door. This is essentially the same issue.

I'll admit re-build each walls in function of a spell which would bring a new mechanic (in a way) seems to me like quite a lengthy process, if it would not need a revision of the whole server maps. However, it's really up to the developers to decide if something is worth that amount of time to rework (even though it's just a spell). I'm not very well informed in the programming of the game, but perhaps it could be easier to block the spell from working on certain models of walls instead of clicking on each walls in a map to give then the "unpassable" property.
As for faction and important locations (like Castle Ravenloft, though I've personally never been there IC), most of them requires a key to enter by the front door and as far as I've seen, the transitions would be on the doors themselves and not "behind" the door, which would be why the "door physics" sometimes stuck a character behind a door without transitioning to the next area. The same would apply to locked doors of said important areas. AS for the locked doors in general (dungeons and whatnot), I'll admit I didn't think about it, BUT one thing which could be funny (at least for me) is that a character passing through a trapped door would trigger the trap while passing through, essentially ending in taking the damage, even though that wouldn't solve how they can pass through locked doors. If it's through a loot room though, it would probably contain locked chest as well which... if the caster can open, why wouldn't he/she have unlocked the door to begin with?
